Creaking noise when turning the wheel at low speed

Creaking noise when turning the wheel at low speed – tie rods or strut mounts?

I'm trying to figure out this noise on my 2013 BMW X3. When I'm parking or doing a tight turn in a parking garage, there's a low creaking or groaning sound coming from the front end, almost like an old wooden ship. It doesn't happen when driving normally on the road, only at very low speeds with lots of steering input. No clunks or pops, just this constant creak while the wheel is turning. I've checked the power steering fluid and it's full, and the noise doesn't change with engine RPM. A friend said it could be the strut mounts binding, while another suggested maybe outer tie rods or even the steering rack itself. I've been searching for dependable steering repair abu dhabi shops that see a lot of BMWs and might have heard this before. Has anyone dealt with a slow speed creak that turned out to be something simple like lubricating the steering stops or replacing a rubber bushing? Really hoping it's not the rack because I know those are expensive on these cars.
